Alveo is Ayala Land's upscale arm. Master-planned estates (Circuit Makati, Arca South, Cerca, Vermosa, Cloverleaf) dominate its strategy — meaning the long-term value of the unit is tied to the estate's growth, not just the building. Build quality is consistently top-tier. Resale and lease value have historically tracked or beat the market. Best for buyers prioritizing capital appreciation, long-term hold, and prestige.

DMCI Homes — value-led, mid-market

DMCI prices in below Alveo for similar floor area in similar locations. The trade-off is that DMCI projects tend to be standalone towers rather than master-planned estates, and amenities (pool deck, gym) are well-built but not flagship.
