Arca South: Ayala's 74-Hectare Bet on Southern Metro Manila

Arca South is one of Ayala Land's most ambitious developments — 74 hectares of greenfield mixed-use carved out of what was the Food Terminal Inc. site, just south of BGC and along the Skyway corridor. ₱80 billion has already been committed in the first five years of development.
The strategic logic
Metro Manila's growth has been pushing south for two decades — first to Alabang, then Vermosa, now Arca South. Arca's geographic advantage: it's the closest large estate to BGC and Makati that still has greenfield land for new master-planned development. The Skyway extension and the upcoming MRT-7 connection push commute times to BGC and Makati down to under 30 minutes.

Arca South is in the sweet spot of capital appreciation: large enough to anchor decades of development, but early enough that you can buy preselling at master-plan prices. Park Cascades' preselling pricing reflects a development risk discount that erodes as the estate matures.
Comparison with mature Taguig (BGC)
BGC is settled — what you see is what you'll get for the next decade. Arca South is the opposite — what's there now is a fraction of what's planned. If you buy at Arca South now and hold for 7-10 years, you're betting that the master plan executes (high probability given Ayala Land's track record) and that Skyway/MRT-7 land-use spillover lifts your unit's value.
Day-to-day living
Today, Arca South is mid-build. You'd drive 25 minutes to BGC for office and 40 minutes to Makati. The on-estate retail is growing but not yet at BGC's saturation. By 2030+, the central retail plaza, hospital, schools, and additional residential will be in. Buying now is buying into the future-state estate.
