Ayala Land has multiple residential brands. The two upscale tiers are Alveo Land and Ayala Land Premier (ALP). Buyers regularly ask which is right for them — and the answer turns less on lifestyle than on price tier and the level of privacy you want.

Ayala Land Premier (ALP) — luxury / ultra-luxury

ALP is the company's most exclusive arm. Park Central Towers (Roxas Triangle, Makati), Park Villas, and Laurean Residences are typical examples. Units are large, often 200+ sqm, with prices reaching ₱70M to over ₱400M. Buyers are typically established business families, second-generation wealth, and senior corporate executives. Marketing is private — ALP units are introduced one-on-one rather than mass-marketed. Build quality is best-in-class.

Alveo Land — upscale

Alveo serves the upscale market: young professionals, families upgrading, returning OFWs, and investors who want master-planned estate quality without the ALP price ceiling. Unit sizes range from 25 sqm studios to 100+ sqm 3BRs. Most projects are in master-planned estates (Circuit Makati, Cerca, Arca South, Vertis North, Cloverleaf). Marketing is more visible — brochures, public price lists at sales centers, and named projects you've heard of.

Practical decision tree

- If you're sizing a primary residence above ₱70M, ALP - If you're investing for capital appreciation, both work — but ALP appreciates more in absolute terms because the absolute units are larger - If you want a starter unit (1BR or studio) in a top estate, Alveo - If you value privacy of acquisition (no public price list, by-appointment only), ALP - If you're buying remotely (OFW), both work; Alveo has more brochures translated
