Living in BGC 2026: A Buyer's Perspective

Bonifacio Global City (BGC) sits on land that was Fort Bonifacio until the 1990s. Now it's the Philippines' most walkable upscale district, anchored by High Street, the office towers along 5th Avenue and 26th Street, and a network of international schools, hospitals, and parks. Here's how to pick where to live.
The four BGC pockets
High Street axis (5th-9th Avenues, 26th Street)
The retail spine. High-rises sit directly above or beside the shopping. Most expensive per sqm. Best for: those who want zero commute to dining/retail and don't mind tourist-density on weekends.
Forbes Town / Burgos Circle
The dining and bar pocket. Italian, Japanese, and craft cocktail spots cluster here. Mid-density mid-rise mostly. Walking-distance everything. **Park East Place (Alveo) at 32nd Street is here** — a few blocks east of the High Street core, quieter but still in walking range.
McKinley Hill / McKinley West
Technically not BGC proper but adjacent. Slightly removed from the BGC grid; lower density; embassy row. Best for: buyers who want BGC schools and hospitals access but a less dense address.
The Fort Strip / Bonifacio Heights
Older but settled BGC pockets. Mature trees, established schools (International School Manila, British School Manila, etc.). Resale market is deep. Best for: families with school-age kids.
Why BGC keeps appreciating
Three structural factors: (1) the office demand from BPO and multinationals keeps growing, sustaining renter demand; (2) BGC has limited land — no new estates can be added, only redeveloped; (3) walkability is a structural Philippine luxury — most metros require a car, BGC doesn't.
Comparison with Makati
BGC is younger, more standardized in look, more aimed at the global professional. Makati has more grit and more layered character. Both appreciate; BGC's appreciation has been more linear, Makati's more cyclical.
Park East Place specifically
A high-rise at 32nd Street, walking distance to High Street, with 1, 2, and 3-bedroom configurations sized for genuine BGC living (not pied-à-terres). Refined main lobby, considered amenity program. Adjacent to international schools, hospitals, embassies. Completion targeted Q3 2030.
