Makati is the Philippines' premier business district — and the residential side of it has segmented into distinct neighborhoods, each with a different vibe and a different Alveo (or ALP) project profile. Here's how to think about them.
Legazpi Village
— the original CBD residential. Quieter than Salcedo, walking distance to Washington SyCip Park, the offices on Paseo de Roxas, and Greenbelt. Alveo's **Parkford Suites Legazpi** is here. Best for: corporate professionals who value walking-distance offices and a settled, quieter neighborhood feel.
Salcedo Village
— the diplomatic and old-money pocket. Salcedo Park has the famed Saturday market. Galleries, embassies, and well-aged condos surround it. Highly walkable. ALP's most exclusive Makati addresses cluster nearby (Roxas Triangle / Park Central Towers).
Poblacion
— the creative quarter. Once Makati's red-light district, now its dining and arts hub. Bars, restaurants, art galleries, indie hotels. Younger crowd. Alveo's **Mergent Residences** is the first premium development in Poblacion — buying here is a bet on continued gentrification (which has been accelerating). Best for: young professionals, creative-industry workers, investors playing the appreciation curve.
Circuit Makati
— the new mixed-use playground. 21 hectares carved out of the former Sta. Ana racetrack. Theater, museums, performance spaces, retail. **Astela at Circuit Makati** and **Callisto** sit here. Best for: buyers who want an arts-and-culture-led address and don't mind that the district is still maturing (it's quieter at night than Salcedo or Poblacion).

- **Walkability:** Salcedo > Legazpi > Poblacion > Circuit - **Capital appreciation runway (best from here):** Circuit > Poblacion > Legazpi > Salcedo (the latter two are more mature, less upside) - **Lifestyle (24/7 vibrancy):** Poblacion > Salcedo > Circuit > Legazpi - **Family-friendly:** Legazpi ≈ Salcedo > Circuit > Poblacion

Buying preselling at Circuit Makati (Astela) and holding through the next 5 years as the district matures has the strongest expected appreciation among Makati submarkets. Buying RFO in Salcedo gives you a settled lifestyle today but less upside. Pick by horizon: 1-3 years → Salcedo/Legazpi RFO; 5+ years → Circuit preselling.
