Evo City, Kawit: What Ayala Land Is Building in Cavite

Search for Evo City and you will find unit listings, plenty of them, and almost nothing that explains what the estate actually is. That is a real gap, because Evo City is not one product. Alveo Land has three separate offerings inside it, two commercial and one residential, and they are aimed at completely different buyers with completely different amounts of money. Here is the estate, the road access, and the honest difference between the three.
Where Evo City sits, and why the address does the selling
Evo City is Ayala Land's estate in Kawit, Cavite, a little over 200 hectares along the Cavitex and Centennial Road corridor, spanning the barangays of Batong Dalig and Tabon Bridge. The master plan is organised around North, South and West districts, and it is being built as a mixed-use centre rather than a subdivision: residential, commercial, civic and lifestyle components on the same land.
The word doing the work in every listing you will read is frontage. Most Cavite land is sold on price per square metre. Evo City is sold on the road. Cavitex is a 14 kilometre closed expressway, signed E3, and its northern end does not deposit you in a suburb. It terminates at the intersection of NAIA Road, Roxas Boulevard and New Seaside Drive in Barangay Tambo, Parañaque, the same junction where the NAIA Expressway picks up. In practice that means an airport run and a Manila Bay area run from Kawit are both single-expressway trips rather than a stitched-together series of secondary roads. At the southern end, the Kawit terminus meets Tirona Highway, Covelandia Road and Antero Soriano Highway, which is how the estate connects into the rest of Cavite.
The access picture, told properly
Alveo puts Manila CBD at 30 to 45 minutes from the estate, and that number is defensible. It is also an off-peak number. Cavitex has its own queue at the Parañaque barrier in the morning and again at the evening return, and no expressway frontage exempts you from that. If you are buying here on the strength of the commute, drive it yourself at 7am on a Tuesday before you sign anything. That single hour of research is worth more than any brochure.
The Cavitex and C5 South Link adds the Taguig direction to the map, which is what makes Kawit interesting to people who work east of Manila rather than in it. CALAX is the piece that gets oversold. The Cavite-Laguna Expressway is designed to link Cavitex at Kawit through to SLEX at Mamplasan, and parts of it are open already, with Subsection 3 from Silang to Governor's Drive inaugurated in May 2026. The subsection that actually ties CALAX into Cavitex at Kawit is still under construction. Treat that connection as upside inside your hold period, not as something you are buying today.
What is already standing
This is the part that separates Evo City from a masterplan render. Ayala Malls Evo City opened its first phase, the first regional mall in Kawit. Ayala Land opened Evo City office space for lease in late 2025. Ground was broken on the South District and a technohub component. For a lot buyer that sequence matters more than any perspective drawing, because retail and offices arriving before the residents do is the pattern that makes an emerging estate work. Daytime population creates tenants, tenants create the reason a commercial lot has customers, and customers are the entire investment case.

Why there are two commercial listings
This confuses almost everyone who calls. The two are not duplicates. The Evo City listing is the estate-level commercial lot offering, coastal lots spread across the North, South and West districts, published with a price range and a virtual tour. Evo City Commercial is the inventory framed specifically on Cavitex frontage and the pass-through traffic that comes with it, which is why the developer describes it for retail, hospitality, fuel and service operators serving the south Cavite to Manila commuter flow. Pricing there is quoted per lot rather than published as a band.
The practical instruction is simple: ask for both inventories in the same conversation. Lot depth, corner position and frontage metres differ lot by lot, and the correct choice is the one whose geometry fits what you actually intend to build. A drive-through concept and a three-storey commercial building want very different cuts of land. Who each one is actually for
The Evo City commercial lots at a ₱98.2M to ₱178.8M range are not a retail investor product. That is a corporate balance-sheet purchase: an operator siting a facility, a regional business anchoring itself in the southern corridor, or a developer assembling a position early in an estate's life. Anyone considering it should be modelling the estate's build-out timeline, not the resale spread.
Evo City Commercial suits the operator who has a business first and a property need second. If you already run a food brand, a fuel station network, a clinic group or a service franchise and you have identified southern Cavite as your next catchment, a frontage lot on a controlled estate solves your site problem and your land appreciation problem in the same transaction.
The Residences at Evo City is the only one of the three a normal household can genuinely reach. At ₱5.8M to ₱14.0M for a residential lot inside a gated master plan with expressway access to Manila, it competes directly against a condominium at the same budget, and it wins on land ownership and loses on immediacy. You are buying dirt, not a home. The house is a second project with its own budget, timeline and headaches.
The questions lot buyers get asked that condo buyers never do
Every lot purchase inside an Ayala Land estate carries deed restrictions: what you may build, setbacks, height, materials, and often a window within which you are expected to start construction. Ask for the restrictions document before reservation, not after. Ask what is included in the turnover condition of the lot, because a developed lot with utilities brought to the property line and a raw lot are different products at different real costs. Ask about the estate association and its dues, which you will pay whether or not anything is standing on your land.
On financing, know that a lot purchase does not behave like a condominium purchase. Pag-IBIG's housing loan programme covers the purchase of a residential lot among its loan purposes, and the maximum loanable amount was raised to ₱10 million in May 2026, which puts a meaningful part of The Residences at Evo City's range within reach for qualified members. Banks generally appraise land conservatively and lend against a lower loan-to-value than they would on a finished residential unit. Preselling at a young estate is a different animal
When you preselling-buy a condominium you are waiting for a building. When you buy a lot at an estate this early, you are waiting for the estate. Those are different risks on different clocks. The estate risk is largely mitigated here because Ayala Land has already delivered a mall and leasable offices on site, which is the strongest evidence available that the master plan is being funded rather than parked. But your neighbours, the retail density around your lot and the finished street network are all still ahead of you.
