Arbor Lanes vs Gardencourt Residences in Arca South

Ayala Land Premier has exactly two residential addresses inside Arca South, and buyers regularly ask me for the ALP price list for Arca South as though that were one document. It is not. Arbor Lanes and Gardencourt Residences share an estate, a brand and a barangay, and past that they are close to opposites. One is finished and horizontal. The other is still going up and vertical. Choosing between them is less a matter of taste than of when you need keys and how you want to pay.
The short version
Arbor Lanes is a 3.49-hectare garden community of five low-density blocks on the eastern side of the 74-hectare estate, and it is ready for occupancy. Gardencourt Residences is a 2.1-hectare community of five cascading towers wrapped around a garden courtyard of more than 6,000 square meters, and it is still under construction. Molave (19 storeys, 134 units) and Narra (22 storeys, 230 units) rise first, 364 residences between them.

Arbor Lanes: low-rise, garden-first, already standing
The site is 34,898 square meters laid out as five low-rise blocks with four landscaped amenity spines running between them, and that geometry is the product. Tree wells carry mature trees up from basement parking to the ground amenity level. Building orientation is set to cut sun exposure and channel the breeze, which is why the site reads cooler than its surroundings. Most residences extend into a Garden Lounge of roughly 6 to 9 square meters, whose sliding panels and adjustable louvers are also what give each block its own facade.
The unit ladder starts at a 68 sqm one-bedroom Classic. The Duo Suite is a first for Ayala Land Premier: a main residence and an auxiliary studio sitting behind one shared private foyer, which solves a real Filipino problem (a parent, an adult child, a live-in relative) without putting anyone in a converted maid room. Ground-level Garden Villas are bi-level homes whose verandas open straight onto the amenity spine. Top-floor Canopy Suites and bi-level Canopy Pool Villas carry double-height living areas, balconies and private pool decks.
The address is Nexus Street in Barangay Western Bicutan, on the eastern portion of the estate with the commercial buildings to the north. Bonifacio Global City is roughly 5 km away via C5 and the Makati CBD about 7 km via SLEX.
Gardencourt Residences: a high-rise built around a courtyard
Gardencourt sits on East Union Drive fronting Arca Main Street, the 4.5-hectare park spine of the estate, with the linear Fitness Park along its southern edge. Five towers (Molave, Narra, Kamagong, Acacia and Guijo) step down around the Gardencourt itself, a green courtyard of more than 6,000 square meters.
Residences run from 68 to 261 square meters across one, two and three-bedroom layouts, and every unit gets a balcony facing either Arca Main Street or the courtyard. Floor plates are kept deliberately shallow: up to 9 units per floor in Molave, up to 12 in Narra, with three lifts serving each tower. Amenities include a 1,400 sqm pool complex with a 25-meter lap pool, a lounge pool and a kiddie pool, bookended by a 600 sqm East Lawn and a 523 sqm West Lawn, plus a 520 sqm Sky Garden on the 16th floor of Molave. Finishes are European-grade kitchen cabinetry, engineered wood and porcelain tile, and the buildings are designed to the Philippine Green Building Code.
The real question is finished versus unfinished
That is the whole decision, and both sides deserve blunt treatment.
Ready for occupancy means you walk the actual unit before you commit. You see the ceiling height, the light at three in the afternoon, the view from the actual balcony, the lift lobby, and landscaping that exists rather than a render of it. Turnover risk is zero because turnover already happened. If you are moving on a school calendar or out of an expiring lease, that is not a preference, it is a requirement. The trade is cash shape: an RFO purchase compresses reservation, down payment and balance into months rather than years.
Under construction is the opposite shape. You are buying from plans, floor plates and a schedule, so the risks are the ones you cannot inspect: a finish you have only seen in a showroom, a view you have only seen on a stacking plan, and a handover date that can move. What you get back is choice and time. Inventory is deepest before completion, so tower, floor, orientation and whether you face the courtyard or Arca Main Street are still yours to pick, and the equity portion spreads across the build instead of landing inside one year. The general trade-offs are in preselling versus RFO.
Where the money actually differs
Neither project carries a published price on this site, and that is deliberate: none of the 24 Ayala Land Premier projects do. At this tier prices are quoted per unit, because a 68 sqm one-bedroom Classic and a bi-level Canopy Pool Villa at Arbor Lanes are not the same product, and neither are a low-floor Gardencourt unit facing Arca Main Street and a high-floor one over the courtyard.
What you can compare before anyone quotes you anything is the shape of the payment. RFO front-loads it. An under-construction purchase spreads the equity portion over the build and leaves the balance to turnover, which is why buyers with strong but lumpy income (bonus cycles, business distributions, remittances) often carry the unfinished project more comfortably even at a similar headline number.
One mechanical point worth planning around. Pag-IBIG raised its maximum housing loan to ₱10 million in May 2026, up from ₱6 million. That is a real jump, but at Ayala Land Premier pricing it funds a slice rather than the purchase, so build the structure around bank financing or cash and treat Pag-IBIG as one leg of it.
The Alveo layer in the same estate
If both ALP addresses sit above your number, the estate does not end there. Park Cascades is Alveo Land's multi-tower residential community inside the same 74 hectares, currently preselling, with a published range of ₱8.8 million to ₱52.4 million. How I would decide
If you need to move within six months, the decision is already made. Nothing under construction competes with a finished unit against a deadline, so that is Arbor Lanes.
If you want a house-shaped home rather than a tower unit, that is Arbor Lanes too. Garden Villas opening onto the amenity spine and Canopy Pool Villas with private pool decks have no equivalent at Gardencourt.
If you want height, a long view, a balcony over a courtyard and a payment runway rather than a payment sprint, that is Gardencourt, and the earlier you look the more of the stack is still open.
If you want the estate but not the ALP tier, start at Park Cascades and decide on the estate first, the brand second.
