Parklinks Estate Guide: Buying on the C-5 Green Spine

Parklinks is 35 hectares along the Marikina River, a joint venture between Ayala Land and Eton Properties, with roughly half the land given over to parks and open space. It is the greenest thing being built on C-5. It is also the only major Metro Manila estate with a city boundary running through the middle of it, and no single developer website will explain what that means for you, because no single developer owns the whole thing.

The city line is a real line

The estate spans Quezon City and Pasig, joined by the 110-metre Parklinks Bridge. Ayala Land Premier's Parklinks North and South Towers stand on the Quezon City side, on E. Rodriguez Jr. Avenue (C-5) in Barangay Ugong Norte, on the west bank of the river. Alveo's The Lattice at Parklinks sits on the Pasig side. Three things follow from that, and none of them average out just because the estate is shared.

First, your address and your title. The city named on your Contract to Sell, your Condominium Certificate of Title, your tax declaration and every utility account is fixed by which side your tower stands on. You do not get to call it Parklinks on a government form.

Second, your local taxes and where you settle them. Real property tax and local transfer tax are levied by the local government unit, and Quezon City and Pasig each set their own rates, payment calendars, early-payment discounts and penalty regimes within the limits of the Local Government Code. Your annual RPT is assessed and paid at that city's treasurer. Before you model your carrying cost, ask for the current assessment on the specific unit rather than an estate-wide estimate.

Third, your practical access. Ortigas Avenue is about 1.0 km from the towers, Katipunan Avenue 1.2 km, Bonny Serrano Avenue 2.0 km and EDSA 2.2 km. Those are estate-level figures. Which side you actually live on decides whether your default turn onto C-5 is northbound toward Libis and Katipunan or southbound toward Ortigas, and on C-5 that one habit is worth more minutes per year than any amenity in the building.

I am not going to fill those blanks with numbers scraped off a listing portal. The Lattice figures circulating online disagree with each other on storey count and on turnover year, and an unverifiable unit count is worse than an honest gap. The Premier towers, in detail

Two 55-storey towers on a 0.81-hectare site hold 593 homes between them, 280 in the North Tower and 313 in the South, at four to nine units per floor. That density is the product. At four to nine doors per landing you share a lift core with a handful of neighbours, and it is the clearest structural difference between this tier and everything else on the estate.

Homes run from about 70 sqm one-bedroom Classic Residences to a 306 sqm four-bedroom Sky Villa in the North Tower. Each tower carries two amenity levels: a 10th floor deck with an infinity pool, a bi-level fitness centre and a shared sports court, and a 45th floor Horizon Terrace lounge under a double-volume ceiling. The podium gives residents private access to Esplanade Hall, The Shops at the Esplanade, the River Esplanade and Ayala Malls Parklinks. Concept architecture is by HB Design, with Pimentel Rodriguez Simbulan and Partners as architect of record and CLARQ on landscape.

Orientation is worth arguing about at reservation, not after. East-facing homes look across the River Esplanade to the Antipolo mountain range. West-facing homes take in Ayala Malls Parklinks, Greenmeadows and the Ortigas skyline. East is quieter and gets the morning; west gets the skyline at night and the afternoon heat load. Neither is objectively better and both are priced accordingly, which is why you should choose deliberately instead of taking whatever is left.

Choosing a tier, honestly

The cleanest way to read these two products is by entry size, not by badge. The Premier towers start at roughly 70 sqm. If you are shopping for a studio or a compact one-bedroom, whether as a first home or as a rental asset, the Premier towers simply do not make that product, and no amount of brand preference changes it. Lattice is the Parklinks answer at that scale, and Portico in Ortigas is the other Alveo option on the Pasig side of the same general corridor if the estate itself is negotiable for you.

If you are buying at 100 sqm and above, the comparison becomes real, and it comes down to floor plate density, ceiling treatment, finish level and resale positioning. I go through that brand split properly in Ayala Land Premier vs Alveo Land.

The retail build-out, and why its timing is your problem

Ayala Land has said publicly that the Parklinks mall is scheduled to open in 2027, at about 69,000 sqm of gross floor area with roughly 41,000 sqm of leasable retail, and that the estate's first retail pavilions are targeted before the end of 2026. Those are announced schedules, and announced schedules on Philippine estate retail move. Treat them as direction rather than as a date you can plan a move around, and ask for the current construction status in writing when you reserve.

What it means practically: if you take turnover before the retail opens, you are living inside a working construction site with your groceries and your dinners somewhere else. That is survivable and it is normally reflected in the price, the trade preselling buyers accept. What you should not do is pay a mature-estate price for an estate that is not mature yet. The mall, the pavilions and the finished Esplanade are why this location will be worth more later. Make sure you are being charged for now.

Stage matters as much as tier

The two products sit at different stages, and that changes the deal more than most buyers expect. The Premier towers are under construction. Lattice is preselling. A project further along in construction gives you a shorter runway to spread the down payment across and a shorter wait to occupancy or rental income. An earlier-stage project gives you a longer, gentler payment schedule and more time for the estate to fill in. Neither is better in the abstract; they suit different cash positions. What the estate gives you regardless of side

Roughly half of the 35 hectares is open space, and the River Esplanade along the Marikina is the piece that genuinely separates this from every other C-5 development. Inside the estate there is Multiple Intelligence International School. Within a short drive: Ateneo de Manila University, UP Diliman, the University of Asia and the Pacific, The Medical City, SM Megamall, Shangri-La Plaza and Capitol Commons. If you have children in the Katipunan school corridor and work anywhere between Ortigas and Libis, the estate's position on C-5 is the entire argument, and it is a strong one.

The honest counterweight is that C-5 is C-5. Fifty percent open space inside the fence does not change what happens outside the gate at 6pm. Visit at the hour you would actually be arriving home, not at 11am on a Sunday when the sales gallery is at its most persuasive.

Before you reserve, ask for these

The unit's exact orientation and tower, the floor plate for that level, the assessed value and which city assesses it, the current construction milestone measured against your payment schedule, and the turnover date in writing for your unit rather than for the project.
