Overview

The Enclaves is a 33-hectare Ayala Land Premier village inside North Point, the 200-hectare masterplanned estate in Talisay City, Negros Occidental. Its courtyard plan was a first among Ayala Land's projects in the Visayas and Mindanao, with 62 percent of its 595 lots gathered around green open areas of 149 to 518 sqm. Lots run from 250 to 450 sqm and average 295 sqm, laid out on relatively flat ground in an Asian Contemporary theme. The village fronts the Matab-ang River and keeps 5.2 hectares, 15 percent of the site, as landscaped open space. At its centre is a riverfront amenity park of about two hectares with a clubhouse, pools, a multipurpose court and a playing field.

Location

North Point was launched in 1997 as the first fully integrated masterplanned community in Negros, and The Enclaves sits within its 200 hectares. The project brief places Talisay proper 5 minutes away (2 km), Bacolod proper and Bacolod-Silay Airport 15 minutes away (6 km and 12 km), Capitol Central 10 minutes (5 km), BREDCO Port 20 minutes (7 km) and the New Government Center 25 minutes (8 km). The village has two gates, one fronting the Northpoint Spine Road and one fronting the Asyana-Plantazione road. It is bounded on the south by the Matab-ang River, with a 3 to 4 metre setback written into the masterplan to mitigate flood risk.
