The 33 Alveo Projects You Can Still Reserve in 2026

Alveo Land carries 75 projects in our catalogue. Forty seven are active and 28 are sold out at the developer level. That one number changes the question buyers should be asking.
For years the useful search was what does Alveo have. In 2026 the question is narrower: what can I still actually reserve, at my budget, in the format I want. Twenty eight projects worth of answers are gone, and much of the advice still circulating online points at inventory that closed years ago.
So this page is the shortlist. Thirty three Alveo projects are in active preselling. Below they are segmented by format, then budget, then buyer type, using the published bands in our own catalogue. Every row can be cross checked against the live preselling filter, generated from the same data.
Why preselling is the segment that matters now
Sold out means developer inventory is exhausted. The project still exists, people still live there, and units still trade. What is gone is the thing that made buying early attractive: the construction period payment spread. On a preselling unit you pay equity in monthly installments across the build, usually interest free, and only take out a loan at turnover. Buy the same unit from a private seller afterwards and you are paying near full value up front. That gap is the whole argument, and the preselling versus RFO comparison works through it properly.
Practical consequence: if a project appears on a blog, a portal listing or an agent's flyer and is not on the list below, it is either sold out or another brand.
How to read the price bands
A published band is a project level range: the low end is the smallest cut at the earliest release, the high end is the largest. It is not a quote for any particular unit, and it says nothing about what is still available inside that range. Twenty three of the 33 carry a band. The other ten price batch by batch rather than publishing a standing range.

One note so the count reconciles. Cebu Business Park carries two active Cerule at Solinea records, covering different phases of the same complex, banded at ₱6.4M to ₱28.7M and ₱8.4M to ₱28.5M. They appear as one row above, so thirteen rows represent fourteen records.
Residential lots
Twelve preselling lot projects, and this is where Alveo is deepest. Six of the twelve sit in the Santa Rosa and NUVALI corridor alone.

Bayview Heights is the outlier. Its band runs from ₱6.2M to ₱49.9M across a 113 hectare property, wider than any other lot project here. A band that wide means the average tells you nothing and the specific block matters enormously.

Reading the shortlist by budget
Sort the 23 banded projects by entry price and the market gets clearer than any brochure makes it look.
Sixteen start under ₱10M. That covers every residential lot project except Caleia and Verdea, plus five condominiums, and it is by far the most crowded part of the catalogue. Four more start between ₱10.4M and ₱13.3M: Mergent, Caleia, Astela and Verdea.
Then there is a genuine hole. Nothing in active Alveo preselling has an entry price between ₱13.3M and ₱26.3M. Above the gap sit only Park East Place at ₱26.3M, Parkford Suites at ₱45.3M and Evo City at ₱98.2M. If your budget lands mid gap, your real choice is a large unit in a project whose entry price is well below you, or a small unit in one of the three at the top. Those are very different propositions, so choose deliberately.
Budget interacts with financing. Pag-IBIG raised its maximum housing loan to ₱10M in May 2026, up from ₱6M. Reading the shortlist by buyer type
If you are buying a first home in Metro Manila and intend to live in it, the honest shortlist is short: Sentrove, Orean Place, Orean Residences, The Lattice, Portico, Park Cascades and Nuveo at Cerca. In these, an entry cut is plausibly a primary residence rather than an investment position.
If you are an OFW buying for yield, the calculus is rental liquidity rather than prestige, favouring the Cebu Business Park towers, Vertis North and Arca South. Depth of tenant demand matters more than the address.
If you are buying a lot to build on later, the Santa Rosa corridor gives you six projects to compare in one drive, which matters because lot buying rewards seeing the actual terrain. Verdea and Caleia serve the same purpose in Cavite.
If you are a business buyer, the seven commercial and office projects are a different transaction entirely: different documentation, different diligence. Do not approach them with a residential playbook.
What this shortlist cannot tell you
It cannot tell you what is left inside a band. A project can be listed at ₱6.4M to ₱28.7M with nothing remaining near ₱6.4M, because entry cuts move first and fastest. The band is a catalogue fact. Availability is a phone call.
It also moves. Twenty eight projects reaching sold out is not a one off event but what happens continuously as inventory clears; the quarterly inventory notes track that drift.

It is not a sign that the project is more expensive. Ask and the current release price list can be sent to you.
- Can I still buy an Alveo project that is marked sold out?
- Yes, but not from the developer. A sold out project can only be bought from an existing owner in the secondary market, which means no preselling payment terms, no construction period spread and no developer promo. You are buying at prevailing resale value and financing it immediately, so the transaction looks much more like a normal resale purchase than a preselling reservation.
- Which Alveo preselling projects work best for an OFW investor?
- For yield rather than personal use, the deciding factor is rental liquidity: how quickly a vacant unit finds a tenant. That favours locations with a deep and stable employer base nearby, which on this shortlist means the Cebu Business Park towers, Vertis North in Quezon City and Arca South in Taguig. Residential lots are a poor fit for pure rental yield since an unbuilt lot generates nothing.
