CALAX Corridor Property Guide: Santa Rosa to Calamba

Every so often a road decides where people are willing to live. In the south, that road is CALAX.
The Cavite-Laguna Expressway is planned at 44.63 kilometers between Mamplasan in Biñan, Laguna and Kawit, Cavite. As of mid-2026 roughly 26 kilometers of it are open, running from the SLEX tie-in at Mamplasan west to Governor's Drive in General Trias. The Silang (Aguinaldo) to Governor's Drive subsection opened on 4 May 2026, with toll collection starting 9 August 2026. The remaining stretch from Governor's Drive down to Kawit and the CAVITEX link is still under construction, and the completion date has already moved more than once.
That unfinished western end matters less than most buyers assume, because the finished part is exactly the part serving Ayala Land's largest concentration of horizontal inventory outside Metro Manila. Count what is on this site: 15 Ayala Land projects in Santa Rosa, Biñan, Calamba and NUVALI, 12 still active. Follow the road west into Cavite and the corridor reaches 29 projects, 24 still active. No other region outside the capital comes close.
What the road actually changed, and what it did not
SLEX already handled north and south. What CALAX added is east and west. Before it existed, moving between Cavite (Silang, Carmona, Vermosa) and Laguna (Santa Rosa, Biñan, NUVALI) meant Aguinaldo Highway, Governor's Drive or the Santa Rosa-Tagaytay Road, all of them local roads with signals, tricycles and market-day chaos. Now there is a closed tollway across the top of it.
Be clear about what did not change. Your Makati commute is still an SLEX commute. Sereneo, one of the Alveo lot communities sitting beside Mondia in NUVALI, is quoted at 45 to 55 minutes from Makati via SLEX, and CALAX does not shorten that. The project's stated objective was to cut the SLEX to CAVITEX run from about 90 minutes to about 45, which is a lateral gain, not a Manila gain. What it really bought this corridor is that the whole strip now behaves as one housing market instead of two provinces that happened to touch.

Why the lot supply piled up here
Metro Manila has no lots. Everything Ayala Land sells inside the capital is vertical, and has been for years. If you want a land title inside a gated Ayala village within a plausible weekday commute, this corridor is essentially the whole answer.
NUVALI is the engine. The estate spans Sta. Rosa, Cabuyao and Calamba, and Ayala Land Premier is now on its tenth neighborhood there with Arcilo. Alveo runs a parallel lot ladder on the Santa Rosa side, and unusually for 2026, most of it is still open.

Cerilo runs at seven lots per hectare and holds half its land as open space. That density number is what separates Premier from everything else on this corridor.
Choose the municipality before you choose the village
Buyers get this backwards. They fall for a village, then discover the address does not fit the life.
*Santa Rosa* is flat, dense and fully serviced. The shortest errand radius on the corridor, the deepest school cluster, and the entire Alveo lot ladder. The cost is congestion, particularly around the SLEX Santa Rosa exit, which the NUVALI Flyover (opened 2025) improved but did not solve.
*Biñan* is the work address, not the home address. Laguna Technopark, the locator belt, and Broadfield, Ayala Land's Innovation District of the South, minutes from both CALAX and SLEX. Read the label carefully: Alveo sells commercial lots at Broadfield, not house-and-lot. The residential story in Biñan is Verdana Homes Mamplasan, which is sold out and trades on resale.
*Calamba and NUVALI Heights* is where the corridor stops being flat. Elevation buys cooler air, long views toward Tagaytay Ridge and Mt. Makiling, and a materially different conversation about water. It costs you drive time on both ends: further from the Mamplasan tie-in, and longer internal estate roads once you are through the gate.

Five things I check with a buyer before any reservation on this corridor
*One, the interchange, not the city.* Ask for the gate-to-exit distance in kilometers, then drive it. Two villages in the same municipality can differ by fifteen minutes at 7am.
*Two, your RFID accounts.* CALAX is an MPTC road on Easytrip; SLEX is San Miguel on Autosweep. The One RFID program has made cross-network use possible, but the balances are still maintained separately. Budget for two accounts and check both before a Friday drive.
*Three, the school run on a weekday.* Site visits happen on Sunday mornings, which is the most misleading hour of the week. If children are the reason you are moving, drive the route at 6:45am before you sign anything.
*Four, elevation and water.* On this one corridor the ground moves from lowland Santa Rosa to 337 meters at Enara. Ask for the specific elevation of the specific lot, not the village average, and ask what the drainage plan does in a typhoon.
*Five, the resale comps.* Sold-out communities are the honest benchmark, because they have actually traded. Treveia and Venare in Santa Rosa, and Kasa Luntian on the Silang side, tell you more about what NUVALI-area land really does over a hold period than any launch deck.
One financing detail that catches lot buyers
Lots are financed differently from condominiums. Pag-IBIG raised its maximum housing loan to 10 million pesos in May 2026, up from 6 million, which now reaches a good part of the Alveo lot ladder. But the End-User Home Financing Program covers the purchase of a fully developed lot (or adjoining lots) only up to 1,000 square meters. That cap quietly rules out the largest parcels at Arcilo, Cerilo and Ayala Greenfield Estates, so if you are stretching for a big lot, plan on bank take-out or in-house terms instead. - Not yet. The expressway is planned at 44.63 kilometers from Mamplasan in Biñan to Kawit in Cavite. - Not meaningfully. Your Makati run is still an SLEX run, and the NUVALI-area pages on this site quote 45 to 55 minutes from Makati via SLEX. CALAX is an east-west road, so the gain is lateral: Cavite to Laguna, or home to a workplace inside the corridor. The project's stated objective was to cut SLEX to CAVITEX from about 90 minutes to about 45. If your daily destination is Makati or BGC, judge the address on SLEX, not on CALAX.
- Santa Rosa or NUVALI Heights in Calamba?
- It depends on whether you are buying convenience or elevation. Santa Rosa is flat, dense and fully serviced, with the shortest errand radius and the whole Alveo lot ladder, from Lumira at the entry end to Mondia at the top. NUVALI Heights in Calamba is where the ground rises: Andacillo at 185 to 271 meters and Enara at 242 to 337 meters, both Ayala Land Premier, both with cooler air, longer views and a very different drainage picture. Heights costs you drive time on both ends and a higher entry price. Families with young children usually land in Santa Rosa. Second-home and retirement buyers usually land in the Heights.
- Can I use Pag-IBIG to buy a lot on this corridor?
- Often yes, within limits. Pag-IBIG raised its maximum housing loan to 10 million pesos in May 2026, up from 6 million, so a large part of the Alveo lot ladder now falls inside the ceiling. The catch is area: the End-User Home Financing Program covers the purchase of a fully developed lot, or adjoining lots, only up to 1,000 square meters. That excludes the biggest parcels at Arcilo, Cerilo and Ayala Greenfield Estates. Confirm your own eligibility and the exact lot area with Pag-IBIG before you commit, and plan a bank take-out if the lot is larger.
- Is Broadfield in Biñan a residential village?
- No, and this is the single most common mix-up on the Biñan side. Broadfield is Ayala Land's mixed-use estate positioned as the Innovation District of the South, minutes from CALAX and SLEX, and what Alveo Land is preselling there is commercial lots, not house-and-lot. It suits business owners, locators and long-hold land investors. If you want a home address in Biñan, the established option is Verdana Homes Mamplasan, which is sold out at the developer level and available only through resale.
