Andacillo vs Arcilo vs Cerilo vs Enara: NUVALI Compared

NUVALI now holds four Ayala Land Premier villages, and no page anywhere puts them next to each other. That is not an oversight: a developer cannot rank one of its own villages above another, and the listing portals do not know the estate well enough to try. So here they are, compared on what actually decides the purchase.

Cerilo's record follows the site's natural ridges and waterways rather than quoting an elevation band, so that one is judged on the ground.
Start with turnover status, because it sets your timeline
Andacillo and Cerilo are ready for turnover. Arcilo and Enara are preselling. A ready-for-turnover lot moves the constraint onto you: your architect, permits and budget become the schedule, not the developer's programme. If you want to break ground inside the next year or two, look there. Preselling means the lot is sold ahead of or during development, with a longer runway and parcels released in phases. Enara shows this: 415 lots across 53.1 hectares in total, but Phase 1A covers 21.2 hectares and releases 153. Your choice set at any moment is a slice of the village.

Elevation is the real differentiator here
The four are stacked up a hillside, and position changes the air, the view and your build cost. Arcilo is lowest at 145 to 175 metres, on relatively flat ground in NUVALI South fronting Evoliving Parkway. Andacillo climbs to 185 to 271 metres as the pioneer village of NUVALI Heights, with the Tagaytay Ridge behind it. Enara is the highest ground Ayala Land Premier holds in NUVALI at 242 to 337 metres, opening to Tagaytay Ridge, Mt. Makiling and Laguna de Bay. Cerilo runs along ridges and creek lines on the southern side, between Montecito and Riomonte.
The trade is simple and rarely stated. Elevation buys cooler air and a longer view, and it costs you slope. A sloped parcel means retaining structures, cut and fill, and drainage, all of which land in your construction budget rather than the lot price. A flat parcel is cheaper to build on. So Arcilo is the easiest ground of the four and Enara gives you the view. Ask about the grade of the specific parcel before falling in love with a contour.

Arcilo carries both the smallest entry parcel at 400 sqm and the largest single parcel at 1,923 sqm, the widest span on offer. It is also the most flexible: prime lots are regular in shape and can be combined, and select Park Premier lots facing the park can be subdivided into two or three parcels. Cerilo has the largest average at 680 sqm. Andacillo is the most consistent, in a tighter 500 to 975 sqm band.
Inventory, and how much choice you actually have
Total lots is not the same as available lots, and that difference is everything. Cerilo is the deepest pool at 623 lots on 85 hectares. Enara has 415 but releases in phases. Andacillo has 396 and Arcilo 273. The two ready-for-turnover villages have been selling longer, so their remaining choice is narrower than the headline numbers suggest. The only figure that matters on the day is the current availability grid for your phase. Ask for it by classification, not just by count. Ten remaining lots means little if nine are on the wrong side of the loop.
What each village is actually built around
Andacillo is organised around courtyards. Thirty pocket parks of 80 to 2,300 sqm give roughly 71 percent of homes a park across the street, and the main amenity park runs past 14,000 sqm with a clubhouse, pool, social hall, multi-purpose court and fitness area.
Arcilo is organised around trees. Acacia Park holds more than 1.6 hectares of full-grown acacia grove at the centre, with a clubhouse by BAAD Studio containing a social hall, residents' lounge, pool and multi-purpose court. Two 20-metre main roads meet at right angles and connect the whole village back to the park.
Cerilo is organised around green corridors and, unusually, retail. Its amenity core sits inside a 2-hectare main park with a social hall, residents' lounge, pool, indoor fitness area, multi-purpose court and off-road bike trails, on a 25-metre loop road with a bike path. Green Lanes run 10 to 40 metres wide and Greenways 25 to 70, putting roughly 80 percent of homes beside green open space. The underrated detail is the 2-hectare retail area at the main gate with private resident access. In a large estate, gate-side retail changes daily life more than another amenity does.
Enara is organised around the view and around control. A single controlled main gate, a 20-metre main road with dedicated bike lanes and 16-metre arterials throughout, and a clubhouse by PXP Design Workshop holding a social hall, residents' lounge, lounge pool and multi-purpose court.
Build now or land bank
Holding a NUVALI lot is a legitimate strategy, but not a free or passive one. You carry association dues and real property tax from the moment the lot is yours, and you are bound by the village deed of restrictions, which governs design review and the timeframe in which the village expects you to build. Read that clause in the original before you decide to hold. If the plan is genuinely to hold for a decade, a preselling release with a longer payment runway may serve you better than a lot you carry from day one.

Break ground within a year or two: Andacillo or Cerilo. Highest ground and the long view to Tagaytay Ridge, if you can wait out a preselling schedule: Enara. Flattest, cheapest ground to build on and the widest range of lot sizes from 400 sqm up: Arcilo. Deepest inventory, most amenity, retail at your own gate: Cerilo. Courtyard living, where most homes face a pocket park rather than another house: Andacillo. Buying for a family that may combine or subdivide later: Arcilo's prime and Park Premier lots.
What is identical across all four
Half the land as open space, 52.1 percent in Enara's case. Density between 7 and 9 lots per hectare, low by any Philippine standard. A clubhouse amenity core in each. The Cauang-Cauang water corridor touching the edge of every one. And the estate itself: Ayala Malls Solenad, Seda NUVALI, Xavier School and Miriam College NUVALI, QualiMed General Hospital, and SLEX access improved by the NUVALI flyover completed in December 2024. They are close enough to see in a single visit. Start low, on the Evoliving Parkway side with Arcilo and Cerilo, then climb into NUVALI Heights for Andacillo and Enara so the elevation change registers physically rather than as a number in a table. Bring the current availability grid, stand on the actual parcels, and on the sloped ones ask where the water goes and what the retaining work does to your build cost. Ayala Land Premier prices by release and by lot classification, so a figure that is accurate for a Greenway parcel in one phase tells you very little about a Hillside parcel in the next. Within a classification, price still varies by frontage, shape, orientation and how the ground slopes. A current price is quoted against a specific parcel at an appointment. If you want a like-for-like read across the four villages, the workable approach is to fix your lot size band first, then ask for current pricing on comparable parcels in each.
