Ayala Land in Davao: Every Project, Compared

Davao is the only city outside Metro Manila where Ayala Land currently fields both of its upper-tier residential brands at once, in three separate estates, with three genuinely different products. That makes the choice unusually clear here, and unusually easy to get wrong if you shop by price alone.

There are five addresses. Three are Alveo Land, all inside the Abreeza estate. Two are Ayala Land Premier, one on the water at Azuela Cove and one on land in Toril. This guide is about which one matches which buyer, and about the questions worth asking before you reserve anything.

Abreeza is the convenience play

All three Alveo towers sit inside Ayala Land's flagship Mindanao mixed-use district, which means the mall, the offices and the daily-errand infrastructure are downstairs rather than a drive away. If you have lived in a Manila estate, the logic is familiar: you are paying for the estate as much as the unit, and the estate is what holds value.

Patio Suites is the newest of the three and the only one still in preselling, which matters more than it sounds. Preselling is the only phase where you get the developer's own equal-installment terms during construction, and the only phase where you hold the gap between today's price and turnover price. Of the Davao five, it carries the widest published price band, roughly ₱8.2M to ₱30.3M depending on cut and floor, which tells you it spans everything from a compact suite to something considerably larger.

Abreeza Residences and Abreeza Place are both ready for occupancy. Different product, same estate: Residences is the high-rise, Place is the mid-rise companion. Ready-for-occupancy means you can walk the actual unit, and you can be living in it inside weeks rather than years. It also means no appreciation runway and a faster cash requirement, because the down payment is usually compressed into twelve months or less rather than spread across construction.

Azuela Cove is the view play, and it is a small building

The Residences at Azuela Cove is Ayala Land Premier's first seaside address in Mindanao, on the quiet waterfront side of a 25-hectare estate in Lanang that Ayala Land developed jointly with The Alcantara Group. Roughly 40 percent of that estate is given over to open space.

The number that defines this building is 147. That is the total number of homes across two towers, at two to four units per floor. Every one is a suite, and every one faces seaward toward the Davao Gulf, Samal Island and the city skyline. Three-bedroom plans run 171 to 196 sqm, with four Seascape Villa penthouses above them.

That density is the product. A 147-unit building on a one-hectare parcel is a different living experience from a tower with twenty units to a floor, and it is priced accordingly. Ayala Land Premier does not publish a price list, so anyone quoting you a firm Azuela Cove figure from a portal listing is guessing. The current sheet is shared privately, per unit, on request.

Virendo is the land play, and it is the outlier

Ayala Land Premier's first residential neighborhood in Davao is not a building at all. It is 57 hectares in Toril, about 16 kilometers from the city center, reached by the Davao City Diversion Road toward the Toril and Mintal area. Phase 1 and Phase 2 Tranche 1 release 206 lots ranging from 450 to 1,803 sqm across five classifications, arranged around greenways and landscaped courtyards, with two amenity cores.

Buying a lot is a fundamentally different transaction from buying a unit, and buyers coming from condos consistently underestimate this. You are buying the right to build, inside a deed of restrictions that governs setbacks, height, materials and often the window in which you must start construction. The lot price is the entry ticket, not the total. How to actually choose

If you want to stop driving for daily errands, Abreeza. The estate is the point, and all three Alveo towers deliver it.

If you want to be living in it this quarter, Abreeza Residences, Abreeza Place or Azuela Cove. Those three are ready for occupancy. Patio Suites and Virendo are not.

If you want the appreciation runway and the developer's construction-period terms, Patio Suites or Virendo, because preselling is the only phase that offers either.

If you want the view and you want few neighbours, Azuela Cove. There is no comparable low-density waterfront product in the city at that level.

If you want to build rather than move in, Virendo, and read the restrictions first.

Financing, briefly

Pag-IBIG's maximum housing loan is ₱10 million per qualifying member, raised from ₱6 million in May 2026. That single change resolved most of the Davao price band inside one loan, where it previously required a combo structure. Spouses who each qualify can borrow separately. Lot purchases and house-construction financing follow different rules from condo financing, which is worth confirming for Virendo specifically rather than assuming. Two things to verify on the day, not from a listing

First, actual travel time. Toril to the city center is a real commute and it varies by hour, so drive it yourself at the time you would normally travel rather than trusting a stated figure. Second, unit availability. Ready-for-occupancy inventory moves quietly and a project being listed is not the same as your preferred cut being available. Ask for the live inventory sheet for the specific line, floor band and orientation you want.
