Silang Lot Guide: Westgrove Phase 2D, Lanewood, Alveo

Silang, Cavite is doing something unusual this year. Ayala Land Premier's most established village here is releasing its final phase while its newest village is only now opening, and between them sits an Alveo layer of two lot communities and a commercial-lot offering. Four products, two brands, one drive, and the timing is the whole story.
Why Silang, and why now
Silang occupies the upland shoulder between Sta. Rosa and Tagaytay, and elevation is the product. The villages below sit between roughly 194 and 265 meters above sea level, high enough that the air is noticeably cooler than the lowlands. What changed the arithmetic was road, not weather: the Cavite-Laguna Expressway and Sta. Rosa-Tagaytay Road turned a weekend destination into somewhere people credibly live.
Southmont, the estate holding three of the four projects below, is a joint Ayala Land and Cathay Land development, and Lanewood Hills sits inside it alongside two Alveo communities. Within one estate, both Ayala Land residential brands are selling at the same time.
Ayala Westgrove Heights: the last phase is a real event
Ayala Westgrove Heights covers more than 400 hectares of rolling land on a former mango orchard, and the mature trees and birdlife were largely preserved when the village was laid out. It is not a new address. Roughly 692 resident families already live there, with 124 houses under construction as of the project presentation. You are buying into a village that already works: grown trees, established neighbours, three amenity hubs in operation (the Main Clubhouse, the Kidsgrove Clubhouse and the Sports Center) and four village parks.
Phase 2D is offered as the village's last phase. Tranche 1 releases 33 lots across 6 hectares, a density of 5.5 lots per hectare. Those lots run 435 to 1,090 sqm and average 656 sqm, sitting at 227 to 248 meters above sea level. Across the wider phase map, village lots range from 400 to 1,100 sqm. Lots are classed as Ridgeside, Greenside, Greenview and Prime, with Ridgeside fronting a greenway. Phase 2D runs along the Cavite-Laguna Expressway alignment at the southern edge of the village, and entry is through the Acacia Gate and the Sampaloc Gate.
Here is the honest version of the scarcity argument. Last phase means one thing: when Phase 2D is gone there is no further developer inventory in Ayala Westgrove Heights, and every later purchase is a resale from a private owner. That is a structural fact, not a sales deadline, and it does not automatically mean a price jump on a schedule anyone can promise you. Resale in mature Ayala villages tends to be thin and owner-priced, which means fewer choices and slower transactions. If you want a Westgrove lot, this is the last time you choose from a map rather than from whatever happens to be listed.
Lanewood Hills: 362 lots, and that is the entire village
Lanewood Hills is the Ayala Land Premier lot community inside Southmont, in Barangay Hukay. Its 57 hectares hold only 362 lots, a density of 6.4 lots per hectare, and 62 percent of the property is kept as open space. Lots run 500 to 925 sqm and average 593 sqm, on rolling terrain between 194 and 265 meters above sea level.
Four neighborhoods share a village clubhouse with a social hall and residents lounge, a playground, a motor court, and an enclosed 28 by 15 meter multipurpose court built to FIBA standards. Village roads are tree-lined and open onto a dual carriageway at the entrance. Access is from Sta. Rosa-Tagaytay Road and CALAX, and the village neighbours Verdea and Hillside Ridge inside the same estate. South Forbes, Sta. Elena and The Country Club are nearby, as are QualiMed Hospital and The Medical City South Luzon.
The trade is straightforward. Lanewood gives you lower density, more open space and a masterplan drawn to current standards. Westgrove gives you decades of tree growth, a functioning community and amenities you can walk into today. Neither is better. They are different points in a village's life, and most buyers know which they want within ten minutes on site.
The Alveo layer in the same municipality
Verdea is Alveo Land's second residential development within Southmont, roughly 25 hectares of gently undulating terrain woven with linear and pocket parks. It is in preselling, indicatively around 13.3 to 19.4 million pesos, about an hour and a half from Manila and 15 minutes from NUVALI by car.
Hillside Ridge is the interesting one for anyone in a hurry. It is ready for turnover, indicatively around 11.4 to 30.8 million pesos across its lot range, and it is currently the only ready-for-turnover project in the entire 75-project Alveo catalogue. If time is your constraint rather than budget, that is a very short list. Alongside it, Hillside Ridge Village Center offers commercial lots inside the same gated estate, aimed at neighborhood-scale retail and services such as cafes, mini-marts and clinics serving residents and pass-through Tagaytay traffic.

Ayala Land Premier village lots are quoted per lot rather than as a published range, because pricing turns on frontage, classification, elevation and outlook. Anyone showing you a single headline number for a Westgrove or Lanewood lot is showing you an average, not a price.
How to choose between them, in four questions
First, do you need to build now or can you wait? Hillside Ridge is ready for turnover, so title and site are ahead of everything else here. The rest is preselling, with the pricing advantage and the wait that go with it. Preselling versus RFO works through that trade.
Second, established or new? Westgrove is a lived-in village with mature canopy. Lanewood is a clean masterplan at 6.4 lots per hectare with 62 percent open space. Go and stand on both.
Third, how much land do you actually need? Lanewood starts at 500 sqm. Westgrove Phase 2D Tranche 1 runs 435 to 1,090. A 600 sqm lot in Silang builds a very comfortable house. Buyers routinely overbuy land then underbuild, which is backwards in a village where covenants already protect your outlook.
Fourth, is there a business in this for you? Hillside Ridge Village Center is a different asset class. A commercial lot inside a gated estate with a captive resident base and Tagaytay pass-through traffic is a legitimate small-operator play, but it is a business decision and should be underwritten as one.
Two practical warnings
Budget the build, not the lot alone. An Ayala Land Premier village lot comes with a deed of restrictions setting a construction start deadline, a design review you must pass, setback and height limits, and a minimum livable floor area. Ask for it by village and phase before you reserve, and price a build alongside the land. Land plus house is the real number.
And drive it twice, once on a weekday morning and once on a Sunday afternoon. CALAX and Sta. Rosa-Tagaytay Road behave very differently on those two days, and that difference decides whether Silang is a home or a weekend house for you.

An anonymised but very common pattern. A family of five living in a Metro Manila condominium, with two children about to start school in the south, came in asking only about Ayala Westgrove Heights Phase 2D. They liked the mature trees and the fact that the village was already lived in. The problem surfaced when we mapped their timeline: they needed to be out of their lease and into a house within roughly a year and a half, and a preselling lot plus design review plus construction does not fit inside that window without a rental gap in the middle. We looked at Hillside Ridge instead, which is ready for turnover, and the schedule worked. They kept Westgrove on the list as a possible later purchase, which is a reasonable position: the constraint that ruled it out was time, not the village. The lesson generalises. Sequence your constraints before you fall in love with a site plan, because the hardest constraint usually decides the project for you.
A retiring couple who bought smaller land and a better house
A typical Silang conversation. A couple in their early sixties, selling a house in the metro and moving south permanently, arrived convinced they needed the largest lot they could afford, on the reasoning that land is what appreciates. We ran the alternative. On a village lot in the 500 to 600 sqm band, they could still build the single-storey layout they wanted with a proper garden, keep a real construction budget rather than a residual one, and stay inside a deed of restrictions that already protects their outlook from whatever the neighbour builds. On a lot two hundred square metres larger, the land cost would have eaten the finishes, and they would have spent thirty years maintaining a garden they were realistically not going to use. They took the smaller lot. This is the most common correction I make in Silang, and buyers almost never regret it. In a low-density village with enforced covenants, you are already buying the openness. You do not have to buy it twice.
